Automatic sliding doors keep South Florida businesses running. When they fail, customers and patients can't get in (or worse, get stuck partway). We service every major brand β Stanley, Horton, Besam, DormaKaba, Nabco, Record β from minor sensor calibration to full motor and controller replacement.
Most issues fall into a few buckets: sensor problems (mat switches, infrared headers, motion detectors), drive system problems (worn belts, failed motors, controller errors), or door wing problems (off-track, damaged guides, broken brake mechanisms).
Brands we service
- Stanley β Magic-Force, Dura-Glide, Magic-Access, StanleyAccess
- Horton β ProfilerSeries, BiParting, full-energy and low-energy units
- Besam β SL series and Powerswing units

Common automatic door problems and our fix
- Door won't open when approached β usually the header motion sensor needs cleaning, recalibration, or replacement
- Door opens and won't close β safety sensor (often the side scan or mat switch) is stuck active
- Door opens partially β motor overload or controller speed-setting issue
- Door slams shut β brake mechanism failure or speed setting too aggressive
- Door makes grinding noises β drive belt worn or carriage wheels failing
- Controller error light β we read the fault code and fix the underlying issue (motor, encoder, sensor)
ANSI 156.10 compliance
Automatic doors in commercial settings must comply with ANSI/BHMA 156.10 (full-power) or 156.19 (low-power) standards. After any major repair, we recheck operating force, hold-open times, and safety sensor function to make sure your door remains code-compliant. We document this for your records and any future inspection.
π‘ Quick Tip from Our Techs
Automatic doors have a manual override β usually a small key switch on or near the header. In a power outage, turn it to 'Manual' or 'Off' so the door can be pushed open by hand without damaging the gearbox.
